Lake Plain Senior Residences will be a new subdevelopment featuring 40 townhomes carefully nestled on a wetland site around a grand central grove of legacy oak trees. The ecologically sensitive treatment of site work alongside energy efficient, modular housing will ensure high quality, bright, healthy buildings for residents to age in place with dignity and in proximity to nature.

25% fully accessible units, 100% fully adaptable units with grab bars in every unit, wheelchair accessible throughout site amenities and each unit. Residents can easily age in place without requiring them to move units as mobility needs change.

Community building with resident amenities including fitness center, management offices, community gathering space, sun porches facing legacy oak trees, outdoor picnic area and community garden. The site will also feature fully accessible looped walking paths with seating at regular intervals to encourage movement outdoors for people of all abilities.  

The site development manages all storm water on site, in addition to accepting stormwater off of North Avenue to the west, addressing ongoing flooding issues in the surrounding area. Water is slowed through a system of raingardens and bioswales before reaching stormwater retention ponds at the outskirts of the development footprint. Street trees are a new urban canopy of species suitable for survival in a changing climate that compliment existing trees and support local wildlife. Net zero change in number of trees, with new street trees replacing all existing trees felled in minimal clearing for new buildings. Front yards feature native landscaping that allow for a beautiful development without new irrigation piping that also strengthens the natural ecology on the site.

By combining affordable housing, transportation opportunities, and energy efficient building design, Broadway Lofts improves the quality of life and decreases the cost of living for low-to-moderate income individuals and families, and serves as a model for affordable housing projects.

Moving Forward was initiated for select developers to produce innovative affordable housing projects that push the envelope on performance and efficiency.
