A GreenRise Renovation

One of the largest conglomerates of non-profit office spaces in the City of Chicago, the Institute of Cultural Affairs GreenRise building sprawls across several decades of partial renovations and ad hoc additions.

Farr Associates proposed a phased renovation of the historic eight-floor building with façade repairs, energy-efficient HVAC upgrades, and a new daylit common atrium with adjacent office suites. The atrium simplifies the flow of and creates a central hub for all office tenants across the 166,000 SF building.

  • Built in 1921 and designed by architects Fugard and Knapp.

    The building was originally known as the Emerman Building ⇒ Mutual Insurance Building ⇒ Institute of Cultural Affairs.

    The Institute of Cultural Affairs building is listed in the National Register of Historic Places and is a Designated Chicago Landmark.
