The Granite City Green Communities affordable residential project in Granite City, Illinois was one of only 34 projects selected nationally in 2010 for funding from the Enterprise Green Communities program. Farr Associates developed the master plan for the 43-unit development, which was designed to meet every credit of the rigorous Green Communities Criteria. Green Communities focuses on both sustainable design and social equity in developments using the funds. Phase 2 followed in 2014 with 24 units in 6 buildings.

The master plan focused on a walkable street pattern, usable open space, and aligning streets to meet existing streets outside the development to achieve a feeling of connectivity.

Each is incredibly energy efficient with a tight, well-insulated building envelope.  The development is solar oriented to maximize southern window exposure, further increasing energy efficiency. Solar panels also provide renewable energy on-site. 

In 2016, Farr Associates began working on Phase 3 of the project– two Passive House Prototype buildings for the Housing Authority based on the building types developed in the first two phases. Funding is largely being provided through an ICECF grant.
